We appreciate all of our clients and always strive to make sure they are being served at a very high level. I would have to say though that where Moov Real Estate Sales really shines is working with out of area or absentee home sellers. This is often a home that is going through probate and the Administrator is a family member or friend tasked with selling the deceased owner’s home and property. If the owner had a trust in place when they passed, we would then be working with the Trustee who too is tasked with liquidating the owner’s estate.
Recently we had two transactions that I would like to focus on. One was probate where the home was here in the University City area, but the Administrator, the owner’s only child, lived in Florida. The other was a trust sale of a family home with the Trustee, the last surviving daughter, living in Washington.
Probate Seller Living in Florida
Our probate home in University City was a townhome in the La Jolla Colonies community. It was owned by the original owner, built in the early ’80’s and not much had been done.
We met the son for a few hours one weekend while he was visiting the home and presented our services. As part of our all-inclusive commission model, we agreed to provide estate sale and cleanout services, repairs and improvement management, cash advance loan, home cleaning and disposal services as well as handling the car donation and then a complete home staging. This is all prior to offering our suite of real estate marketing and transactional services. Due to the homes location, it was a perfect candidate to use aerial photography and we created a digital floorplan and 3D tour. Our client was ecstatic with the price we received for the home and all the services provided. The Administrator’s total time in California was less than two days in the very beginning. From that point on Moov took care of everything for him.

Selling The Childhood Home From Washington
Recently we were referred to a home seller from a close friend that we have worked with in the past. It was her sister-in-law’s childhood home from the early 60’s here in the Rolando/ College Area, but the Trustee and her Husband lived in the Spokane area. The home was in a special needs trust for her sister and upon her passing our client became the Trustee and sole-beneficiary. Additionally, it too was in fairly original condition and they initially thought it was only a candidate for a cash transaction, aka; flip. Part of this opinion was based on the condition of the home and the other factor was the fact they lived in Washington.
Fortunately for them, we presented Moov’s all-inclusive real estate commission package and how we would handle everything for them. We organized a cash buy-out for them and donation and disposal services to start. This was followed by scraping and refinishing the acoustic and then an interior repaint. Next was the remodel of the common bath and then new flooring. Once that was completed, Moov did a whole house staging.
Like our probate transaction in La Jolla, we had met the seller a couple times while they were in the area for a few days. Once they signed the listing agreement, Moov handled everything for them and we completed all aspects of the transaction via electronic signature platforms.
In the end the client was so happy with everything that the Trustee and her husband wrote a nice handwritten letter to us.
