Out of area trustee
Introduction
Through one of our Estate and Probate attorney partners, Moov Real Estate Sales was referred to the trustee of an a estate who lived in Colorado, but her Grandfather’s home was here in Oceanside. Due to her demanding work schedule and the fact that she lived out of the state, she needed someone to lean on and trust to handle the preparation and selling process of her Grandfather’s home.
Why She Chose Moov
The trustee and her family did an excellent job of starting the preparation. When Moov first toured the home, a majority of the personal belongings and furniture had already been sold though a garage sale or doanted. Most importantly to her, was finding a Realtor who could take over the process and get her across the finish line.
What you can not really see in the photos is the wall to wall sun faded pink carpet in every room including the master bathroom and the several scuffed and gouged areas on the walls. Additionally, several of the window panes were fogged and because they were the older aluminum frames, many were fused together and did not open. Our goal was to do everything we could to make sure we were presenting the home in the best condition possible withour expensive remodeling.
To do that, we patched and painted the family room and on bedroom upstairs. Additionally, the carpet in the sunroom was replaced and we had the master bedroom carpet restretched. We then replaced several of the vertical blinds with new brushed nickel rods and drapes that added color and light to the rooms and swapped out outdated light fixture in the dining room and breakfast nook area. We also converted, with furniture paint and new hardware, Grampa’s dresser into the buffet that we used in the family room staging, as well as refinished the outdoor dining table with fresh paint and new cushions.
Once this was done we brought in the rest of the staging furniture and items for the entire four bedroom home and large walk-out deck.
The good news, with the exception of the new carpet and repainting the family room, Moov took care of everything as part of our commission package.
The Result.
We conducted an open house and within the week had six offers. Through negotiations with the top three offers we closed escrow at $892,000.
Conclusion.
During the escrow period we had some rain which exposed a leak in the garage. We disclosed this to the buyer and with seller’s permission, Moov tarped the roof so that there would not be any additional damage from the following storm cells that were forecasted. When we say full service, we mean it and as you can imagine the trustee and her family were ecstatic about the services Moov provided.
